What does 70/30 include, and what is not included?

70% of the gross commission on every side of the business you bring, 80% once you qualify as a senior associate. Included: errors-and-omissions coverage maintained by the broker and covering you, CRM, e-sign, transaction management, the AI assistant and coach, and your MLS-fed profile on miamicityrealty.com. Not included: your licence renewal, board and MLS dues, and continuing education, which you pay directly as you do today. The lead program is separate and optional: a company-generated lead you accept closes at 50/50.

I have a mentor where I am. What do I lose?

Here, mentorship is written into the policy manual: an experienced agent, weekly check-ins for your first 180 days, coaching on scripts and negotiation, and four quarterly trainings a year. Say what you have today on the call and we will tell you plainly whether this replaces it.

What happens to a deal that is in progress when I move?

Ask your current broker; most agreements, including ours, treat a pending transaction differently from a closed one. We will not tell you to leave a deal on the table, and we will not pretend the timing does not matter.

How long does the licence transfer take?

The broker confirms your licence status with the DBPR register before onboarding, then the change is filed from the broker's DBPR account after you are approved and have signed. Most transfers show on the register within a business day or two; MLS follows on the association's timeline.

Isn't a 100% shop better than 70/30?

Run the numbers on a lease, not a sale. A flat per-file fee of $300 to $400 on a $1,500 lease is 20% to 27% before you pay for E&O, a CRM and coaching. Ours is 30% with all three included, no monthly fee and no per-lease fee at this time, and a broker who signs off your file in days. If you already keep more than 70% and have the support you need, we will say so on the call.

Will I be asked to recruit other agents?

No. There is no revenue share, no downline and no sponsor. You are paid for closings.

Remote-first sounds like nobody is there.

Small brokerage, small reach?

Reach in Miami is the MLS, and we co-broke with every agent on it. The portal carries the live MIAMI MLS inventory, the guides rank for the neighborhoods your clients search, and the pro network puts 15,000 licensed trades a click away. What is small is the roster, on purpose.

How does the lead program work, and do I have to join it?

No. Company-generated leads are offered, not assigned. When one fits your area and you take it, that deal is 50/50 and you respond within 15 minutes during business hours, as the policy manual asks. Every deal you source yourself stays at your split. Most agents use the program to fill gaps; nobody is required to.

Do I have to talk to someone before signing up?

No. Apply, sign, and the broker approves. Booking a call is there for people who want it, not a gate.
